Brisbane's subtropical climate shapes how homes are built and lived in, and that should shape how they are photographed. Many homes are designed around outdoor living: wide verandahs, decks, pools and gardens that are used most of the year. A set of photos that only shows the kitchen and bedrooms misses what a Brisbane buyer is actually paying for.
The housing stock is also unusually varied. In one week an agent might list a timber Queenslander on stumps in Red Hill, a riverfront apartment in Kangaroo Point, a new build in the outer suburbs and a sloping block in The Gap. Brisbane's light can be bright and hard in the middle of the day, which creates deep shadows under eaves and verandahs and makes windows blow out to white. Character homes sell on their details: VJ walls, high ceilings, fretwork, timber floors and wide verandahs. The photography should give these features room. A wide shot down the hallway, a close look at original details and a front elevation that shows the home sitting on its block will do more than a dozen similar bedroom shots. If the home has been raised and built in underneath, show how the levels connect.
Decks, alfresco areas, pools and gardens deserve their own shots, styled as they would be used: outdoor furniture set out, cushions on, pool clean and lights on. For homes where the outdoor area is the hero, a twilight shoot captures the glow of the pool and garden lighting against a dusk sky and gives the listing a lead image that stands out in portal search results.
Many Brisbane suburbs are hilly, and buyers want to understand how a home sits on its land. A drone aerial shows the block, the slope, the backyard and how the home relates to the street. Property boundaries and labels can be added to aerial photos, which helps buyers understand exactly what they are getting.
If a home or apartment has a view of the river or the CBD skyline, it should be in the photos. Window-blended interiors, balcony shots and, where suitable, a drone image that shows the outlook from the home's level all help buyers judge the view before they visit.
